Operational support for landlords, not another rental listing

illuvmarix.com runs the day-to-day of short-term rentals in Kyiv and the surrounding region. Guest arrivals, cleaning rotas and condition checks are handled on a fixed schedule, while you keep the property and the revenue.

This is a B2B operations service for owners and small portfolios. We do not advertise apartments, take bookings or hold guest payments. Engagements run month to month, invoiced in UAH, with no long-term contract.

  • 01 Check-in coordination, including key handover and guest registration
  • 02 Housekeeping scheduling with named cleaners and turnover windows
  • 03 Property condition monitoring, logged after every checkout

03 / CORE SERVICES

Three services that keep a short-term rental running

We provide operational support for landlords. We do not list your property and we do not take bookings. We run the work around each stay, then report it back to you in writing. Month-to-month billing, no long-term contract.

  1. Check-in coordination

An arrival window is confirmed with the guest, then a coordinator meets or unlocks the unit, verifies the booking, and files a signed handover receipt inside 30 minutes of the door closing. Late arrivals and moved dates are handled by us.

  2. Housekeeping scheduling

Cleaning turns are planned against the live checkout calendar, not against a fixed weekly slot. Linen, restock and laundry cycles are assigned to named cleaners with initials recorded on every turn, so you always know who was in the unit and when.

    Request a schedule sample
  3. Property condition monitoring

Each turn ends with a condition check: meter and appliance readings, timestamped photos of the rooms, and a flag when something needs attention. Damage, wear and missing items reach you as a short entry in the log rather than as a surprise at the next booking.

04 / ONBOARDING

Four steps from first call to steady operations

Check-in coordination, housekeeping scheduling and property condition monitoring run as one routine. Onboarding a unit takes about two weeks, and the schedule stays month to month.

  1. 01

    Property audit

We walk the unit, log access routes, appliance inventory and linen stock, then agree the condition thresholds you want flagged.

    Week 1 / on site
  2. 02

    Setup and handover rules

Access codes, cleaner assignments, restock levels and the check-in script are written down and shared with you for approval.

    Week 1 / desk
  3. 03

    First turnover

We run the first guest arrival end to end while you watch: greeting, key handover, departure inspection and the timestamped condition record.

    Week 2 / live
  4. 04

    Weekly reporting

Every week you receive the turnover log, housekeeping schedule for the coming week and any open condition flags with their status.

    Ongoing / weekly

Billing in UAH, month to month, no long-term contract. Start the audit.

05 / Next step

Request an operations audit

We read through your check-in records, cleaning schedule and condition logs, then send back a written gap list with a per-unit monthly quote in UAH. Billing is month to month, so you can stop whenever the season turns.
